At 833 North Clark Street in the Near North neighborhood, the multi-talented Ryan Companies is getting close to the top of its new rental tower, 833 North Clark Street Apartments.

Fans of keeping things in-house, Ryan Companies is the a) design architect, with assistance from architect of record Antunovich Associates, b) developer, along with Lincoln Property Company, and c) general contractor of 833 North Clark.

What they’re building is a 31-story, 373-unit rental building with a sundeck,outdoor pool, private cabanas and outdoor fireplaces on the rooftop. Ryan broke ground on the site in July of last year, and expects to be ready for move-ins next spring.

 

 

Tower Crane Update: 8 East Huron

If you erect them, they will come watch. Them being tower cranes, they being I.

To be fair, and uncreepy, I was hardly the only interested party spectating at State and Huron Streets Saturday, as a crew from Morrow Equipment Company erected another of its pretty yellow cranes at the 8 East Huron construction site.

Recapping 8 East Huron, it will be a 26-story apartment tower with 105 units. CA Ventures is the developer, Valerio DeWalt Train Associates the designer, and Clark Construction he general contractor. 1001 South State Approaches the Finish Line, Nails Its Mural Game

These outdoor skylights seem to be all the rage lately.

1001 South State, the Solomon Cordwell Buenz-designed apartment tower in the South Loop, continues to hurtle towards completion. Developer and building manager Golub + Company plans to have residents moving into the 40-story tower before summer is over.

Walsh Construction has been working on the tower since December 2014. When completed, it will feature 397 studio, one-, two-, and three-bedroom rental units, with 248 parking spaces. The fifth level will feature an outdoor pool and sundeck, while ground level will contain 8,800 square feet of retail space.

Work crews were using the 111 West Chestnut excavation as a parking lot. Has to be a good reason for that, right?

The Chestnut Row Homes were approved by the Chicago Plan Commission way back in February 2015. And the commission didn’t just approve the Tawani Enterprises development. They raved about them.

The foundation permit, issued 9 months ago.

The City of Chicago filed a foundation permit for the project, at 111 West Chestnut Street in the Near North, on October 21. Dirt was dug, piles were driven.

And then…nothing.

Until now. Maybe. As 833 North Clark rises across the street, the Church of Jesus Christ of Latter-day Saints meetinghouse begins its foundations next door, and the Bush Temple project rolls along next to that, there’s activity at Chestnut Row Homes as well.

Part of the reason for the delay, or a result of it, could be a change in general contractors. Cordos Development is out. Berglund Construction is in. They’re job? Eight townhomes designed by Booth Hansen, each three floors, each with two private parking spaces. And these will be rentals, by the way. To the tune of about $15,000/month.

Tawani originally hoped to have these homes completed by now. 2017 is now the targeted finish.

Such is the cycle of life for a construction site. We’re in that fourth phase now at 165 North Desplaines. It’s eerily quiet, now that caisson equipment has been shipped off (is some of it now at 3Eleven?).

Of course, the silence won’t last. Expect Power Construction to swamp the lot soon to build the foundation and set up a tower crane. (Perhaps in that first big hole in the southwest corner of the lot?)

CA Washington Digs In Across From Old Harpo/New McDonald’s Site

The 3-bedroom, 3-bathroom condominiums from Belgravia Realty Group have begun taking up residence at 27 North Aberdeen Street in the West Loop. CA Washington will have 69 condos within its six stories, with 78 indoor parking spaces.

Consider CA Washington as having three significant addresses. The foundation permit, issued June 17th, lists 27-39 North Aberdeen and 28-40 North Carpenter Street both as official addresses, a sentiment echoed on Belgravia’s website. In addition to that, CA Washington sits directly across Washington Boulevard from the former Harpo Studios (Oprahland, unofficially), and the future McDonald’s HQ. 

CA Washington is a design from Lewis Wilson of Sullivan, Goulette & Wilson. They’ve teamed with Belgravia before, including the under-construction Sedgwick at Locust at 367 West Locust Street in the Near North (the former site of Saint Dominic’s Church). The general contractor at CA Washington is Maris Construction.

Pair of Demolition Permits Signals the Start of 710 Grand [Updated]

Oh, I’m sorry. Were you told there would be no math? Allow me to explain.

Yesterday, the City of Chicago filed two demolition permits for properties at 708 West Grand Avenue and 712 West Grand Avenue. The owner of those structures is Wicker Park Apartments, and this is where they’ll erect 710 Grand, a 9-story building at 710 West Grand Avenue in River West with 105 apartments. Included will be 45 parking spaces and 5,000 square feet of retail space. 710 West Grand is a design from Brininstool + Lynch (1333 & 1345 Wabash, among many others.) Recyclean will handle the demolition.

***UPDATE: The City of Chicago issued a third demolition permit, on Thursday the 14th. This one is for the 4-story building between the two “garages.” All three buildings, 708, 710, and 712 West Grand Avenue are now ready to come down.***

Prairie Court Renderings From the *Real* Builder

Just Monday, I told you about walking past ground work for the new townhomes of Prairie Court. According to the nine permits issued by the City of Chicago for Prairie Court, the general contractor was to be Richard Builders.

Well, that came as quite a surprise to Summit Design + Build in the West Loop. They were kind enough to send over a few renderings of the new townhomes, as well as to clear up the confusion over the GC duties. Summit Design + Build is, in fact, the general contractor for Prairie Court. Which explains the excitement of the tweet they sent.

SUMMIT DESIGN + BUILD, LLC STARTS WORK ON PRAIRIE COURT TOWNHOMES IN SOUTH LOOP

Luxury townhomes to be completed by 2018, bring best of both worlds to Chicago’s next residential boom

 

CHICAGO – Chicago general contractor Summit Design + Build, LLC recently started construction on Prairie Court Townhomes, a luxury development in the South Loop’s historic Prairie Avenue District.

 

A joint venture between Sandz Development Co. and Golub & Co., who bring over 90 years of luxury development experience, will see the addition of 55, four-story luxury townhomes within nine buildings at 18th and Prairie Avenue. Buyers can choose from three and four bedroom units that will range from 2,800 to 4,500 square feet.

 

“Our team is excited that construction is getting underway at Prairie Court Townhomes, and we are thrilled to work with Sandz [Development] and Golub, two great developers, to bring not only new luxury townhomes, but a new community to the South Loop,” said Adam Miller, President of Summit Design + Build, LLC. “We also look forward to expanding our portfolio in Chicago’s next ‘hot’ neighborhood.”

 

The site was poised to be the home of the X/O high-rise nearly ten years ago, but the plan, which included 479 condos, was abandoned in 2009 after the developers defaulted on their loan. The Prairie Court Townhomes, which will feature individual attached two-car garages, contemporary upscale finishes, brick veneer and accent limestone facades, private wrought-iron ornamental fenced yards, landscaped building courtyards and private rooftop decks, have already garnered serious interest and enjoyed early sales success by having a scheme that better fits the historic neighborhood. The land was rezoned for residential use of six stories or fewer after its sale in 2011.

 

The Prairie Avenue District was established over 100 years ago as an escape for the city’s wealthiest and was designated a Chicago landmark in December of 1979. “This project brings the best of both worlds – a piece of secluded Chicago history yet easy access to the city’s nightlife and cultural happenings,” said Miller.

 

The project will be completed in stages over the course of 30 months based on sales of the townhomes. Chicago real estate brokerage firm @Properties is overseeing the sales at Prairie Court, led by Cyndy Salgado. An onsite sales center, which opened late March, offers potential buyers a glimpse of the Prairie Court lifestyle by taking a three-dimensional virtual tour on a tablet or laptop. 2950 North Sheridan Gets Its Glass In Gear

Way way up north, so far north, in fact, that it’s in Lake View, which is almost a suburb, Power Construction is busy erecting Wirtz Realty’s latest rental development, 2950 North Sheridan.

Situated at 2950 North Sheridan Road (natch), Booth Hansen has designed a 19-story, 82-unit apartment tower with a whole bunch (113) of parking spaces. The most prominent feature of this building will be its curved facade facing south along Oakdale Avenue. Power has started installing glass on said curve, and it’s already impressive. When this tower opens to residents in 2017, it’ll be curvy and glassy and shiny like you read about.

171 North Aberdeen Begins Foundation Work Under Clueless Blogger’s Nose

The foundation permit, issued June 6th, I didn’t know existed. My bad.

I tried to pay attention to this one. Honest I did.

I told you over a month ago caisson equipment was standing at the ready at 171 North Aberdeen Street in the West Loop, eager to tear into the soil of the empty lot. But Novak Construction, the general contractor for the project, couldn’t. Not yet. That was June 10th, and the City of Chicago had yet to file a foundation permit.

WRONG.

In fact, that permit had been filed on June 6th. But, as sometimes happens in the data entry process, a key line had been left blank on the city’s permit site: no permit date. So when I was looking at the most recent permits for Aberdeen Street, I should have been scrolling all the way to the end, where permits without dates fall.

So as I wandered by the site Tuesday, I was merely checking to see if equipment was still there. And not only was it there, it was drilling holes into the earth. Knowing nobody in Chicago work start work without the proper permits being in place, I walked the perimeter until I found what I needed to see. Namely, the site bulletin board. And on it, the permit approving foundation work. And all is right with the world.

That permit means the Hartshorne Plunkard Architecture-designed 171 North Aberdeen is about to be a real thing. The new mixed-use project from MCZ Development (click that link. MCZ has a wonderful video introducing their building) will have 75 luxury apartments, 15,000 square feet of retail, and 40,000 square feet of office space. Plus 130 or so parking spaces to accommodate residents, shoppers, diners, and commuters.
