General contractor Ryan Companies has reached the underside of the seventh floor at Clarendale Six Corners, the senior living community designed by Ryan A+E for developer Ryan Companies. (Yes, you read that correctly; Ryan Companies is multi-talented.) Once it’s achieved its full 10-story height, Clarendale Six Corners will deliver 258 residential units to the Portage Park neighborhood.

Progress and name update: Clarendale Six Corners

I wouldn’t normally post another update so soon, but since I got the name of this one wrong, I think I owe it to you.

Forget all those banners and whatnot all along the Irving Park road construction fence that say “Clarendale Six Corners.” I got one thing in my head, and it stuck. This is not “The Clarendale at Portage Park.” Though it was at one time. But no worries; my inaccurate information wasn’t going to slow progress.

Clarendale Six Corners continues to rise at the Six Corners intersection in Portage Park. That’s where Ryan Companies, along with LCS, is building 10-story, 258-unit Senior Living community. Below you’ll find the text from Ryan Companies’ announcement back in January:

Ryan Companies, LCS and Harrison Street announced today the closing of financing and start of construction for Clarendale Six Corners, a senior living community to be located at the corner of Irving Park Road and Milwaukee Avenue that will cover 1.25 acres of the 4-acre land parcel known as The Point at Six Corners. The approval and support from Alderman James Gardiner and the City of Chicago to move forward is a welcome change to the burgeoning neighborhood.

“As we continue to witness the resurgence of our Six Corners Business District, our community welcomes the addition of the Clarendale and Aldi. With collaboration and teamwork, our community will continue to reap the rewards of community-based developments that enhance our neighborhood,” said Alderman Gardiner.

Construction and new infrastructure will begin on the 10-story, $117 million mixed-use, retail and senior living property that will include 258 residential units made up of independent living, assisted living and memory care units, and 11 affordable independent living units. Located on a prominent, triangular corner, there will be a variety of dynamic public spaces around the site and an outdoor sky terrace on the fourth floor, as well as 18,000 square feet of street-level retail space.

“This was a long time coming, and we’re ready to be an important anchor in the redevelopment of this prominent intersection,” said Dan Walsh, senior vice president of development, Ryan Companies. “This property will give our residents and employees access to a wide range of amenities right outside their doorstep, all while helping the Six Corners shopping district continue its resurgence as a critical destination for the northwest neighborhoods and powerful engine for the local economy.”

Designed by Ryan A+E, Inc., Clarendale Six Corners will be highlighted by amenities and services including culinary excellence and nutrition-focused dining options with restaurants, bistro and bar options; private dining for events; a theatre; continuing education programs; fitness equipment and group fitness classes; salon and spa; arts programs; landscaped patios; transportation to local shopping, events and appointments; medical care; covered valet parking and more.

The surrounding community will have access to three distinct public areas, including a plaza with benches and bike racks, a pedestrian plaza with shade trees, additional bike racks, outdoor seating and a custom art display, and a mid-block pedestrian connection to increase convenience for pedestrians to walk around the Six Corners district. There will also be 215 off-street parking spaces. The south half of the site will be an Aldi grocery store and additional retail space.

With construction starting, the project will create approximately 650 union construction jobs and 200 permanent jobs over a 20-year period and will produce an expected $40 million in property taxes. The total economic impact from the project is anticipated to exceed $730 million.

First Visit: Clarendale Six Corners erects a tower crane *Updated*

Last week saw Chicago’s northernmost and westernmost tower crane erected at the Six Corners intersection of Irving Park, Milwaukee, and Cicero.

Clarendale Six Corners was issued a foundation permit back in January. That permit calls for a 10-story building with a total of 258 units. 114 of those units will be residential, 98 will be assisted living, and 46 will be memory care.

With a development assist from LCS,  Ryan Companies is your developer, design architect, and general contractor on this one. That’s peak keeping-it-in-house.

Ryan Companies announces the opening of Aurélien

Today, Ryan Companies announced the opening of Aurélien, its 31-story, 368-unit apartment tower at Clark and Chestnut in the Near North neighborhood. Congrats to Ryan Companies, the general contractor and developer, along with Lincoln Property Company, and Antunovich Associates, design architects.

Aurélien topped out in July of last year, while changing the name from what had been known as 833 North Clark.

CHICAGO (August 1, 2017)—Three years after beginning the design process and approximately two years after the start of construction, Ryan Companies US, Inc., along with its development partner Lincoln Property Company, has completed Aurélien a $100 million luxury apartment tower and the company’s first major development in the City of Chicago.

Aurélien, a 31-story, 368-unit luxury apartment tower designed by Ryan, is located at the southeast corner of Clark and Chestnut streets on a 41,000-square-foot land site within Chicago’s prominent Gold Coast neighborhood.

“Chicago has an accomplished and storied history for world class architecture and high-rise development projects. With the development of Aurélien, we are proud join an elite list of architects, developers and contractors who have made a significant contribution to Chicago’s skyline,” said Tim Hennelly, President of Ryan’s Great Lakes Region.

With construction complete, Ryan has turned the operation of Aurélien over to Lincoln Property Company which is responsible for ongoing leasing and management of the property. The first residents have started moving into the tower and the property is nearly 50 % leased.

In addition to Ryan and Lincoln Property Company, other prominent development team members include Daiwa House of Texas, primary equity investor; US Bank, construction financing; Antunovich Associates, Architect of Record; Studio K, Interior Designer; Ryan A +E, Design Architect and TGRWA, Structural Engineer.

Aurélien includes 78 studios and convertibles, 209 one-bedroom units, 75 two-bedroom units and 6 penthouse apartments. Unit sizes, except for the penthouses, range from 564 square feet to 1,245 square feet. Penthouse units range from 1,165 square feet to 3,3,39 square feet.

One of the many unique storylines of Aurélien is that this project, in the heart of some of Chicago’s greatest architecture, was designed to embrace this historical significance.

According to Mike Ryan, President of Ryan A+E, the design of Aurélien includes two notable yet contrasting Chicago architectural styles. Chicago’s turn-of-the century architecture is evident in the design’s buff-colored solid massing which is dotted with playful punched openings. This style meets the street in a traditional manner, with granite cladding and large storefront window bays. This design wraps the majority of the building’s east, west, and south facades.

To provide a measure of contrast, Chicago’s Miesian tradition is incorporated into the north end of the building through a revealing, all-glass massing. This treatment creates a dramatic vertical expression over the building entry.  The striking presence of the glass wraps horizontally over the top of the building where it meets an outdoor amenity terrace, 300 feet above the street. Interior spaces complement this aesthetic while weaving in a few surprises for the Chicago market.

“My favorite quality of this project is how transformed the immediate neighborhood feels. What was once a surface parking lot with a bank drive-thru is now a thriving extension of the city. At the same time, the project is bookended by a historic bank building and row house so the variety of architecture and sense of fitting in is very apparent,” Ryan said.

Units within Aurélien have been built as a cross between clean aesthetics, urban functionality and sophisticated design. Apartments feature floor-to-ceiling (9’) glass windows allowing residents to capture exceptional views in all directions of the Chicago skyline and Lake Michigan. All units will include a stunning kitchen design with an open layout. Kitchen spaces incorporate contemporary finishes such as flat-panel, high-gloss cabinetry with quartz counter tops, stainless steel appliances, soft close doors and drawers, and under cabinet lighting. Bathrooms feature European quartz custom vanities with 42″ mirrors, soft close drawers and designer ceramic and porcelain tiles. Many units feature private balconies.

The luxury offerings of Aurélien extend throughout the building’s amenity-laden common areas, including the rooftop, fourth-floor terrace and ground floor spaces.

  • The rooftop level, hospitality-inspired sundeck features panoramic views of Chicago and Lake Michigan, outdoor pool, private cabanas and outdoor fireplaces. Also included is an exclusive social club with a resident lounge, party room with a gaming center, and a high-end fitness center.
  • The signature of the fourth level amenity space is an expansive green roof with a spacious private terrace, bocce ball courts, firepits, grilling stations, and large ‘backyard’ terraces for several residents.
  • The elegant first floor lobby includes the management office and leasing center, secured resident storage, a private dog run and grooming station, library, parlor, business center, significant bike storage, and conference area with high speed wifi for the use of the building’s residents.

Aurélien, the 31-story, 368-unit apartment tower Ryan Companies is developing and building at 833 North Clark Street in Near North continues to move closer to moving in tenants. Window installations have reached within a couple floors of the top. Pretty soon, they’re be installing appliances, tiling back splashes, and hanging shower curtains. The Aurélien website promises an early-2017 opening for the Antunovich Associates-designed rental project.

Aurélien, the 368-unit luxury apartment tower Ryan Companies designed, developed, and is constructing at 833 North Clark Street in the Near North neighborhood, reached another milestone this week, albeit a sad one for construction nerds. On Tuesday, the tower crane atop the topped-out 31-story structure began its slow descent back to earth. That means most of the progress photos you’ll see below, taken Sunday when the tower crane was at full staff, are already obsolete. Such is life.

That’s right, Aurélien. You didn’t forget, did you? Two weeks ago, we learned that 833 North Clark Street in Near North got a name change when it topped out. Ryan Companies christened her AurélienAnd now Ryan has added something else to their new tower: glass. New name, new glass, new website. That’s the Construction Trifecta!

It seems to be a theme around here lately. A residential tower under construction gets a new name and some new glass at the same time. (See Level Apartments.) Okay, obviously a new building getting glass isn’t unexpected. It’s very difficult to see in or out of a structure without windows. But the name change, that’s always a surprise. Sometimes buildings just keep the mailing address as their name. I can make a case for either method.

Anyway, what were we talking about? Oh yeah, glass. Here ya go:

 

 

Meet Aurélien. 833 North Clark Tops Out, Gets a Name

This is now “Aurélien”, Ryan Companies’ apartment tower at 833 North Clark Street.

With a press release earlier this afternoon, Ryan Companies announced its new residential tower at 833 North Clark Street has topped out. And, in bigger news, it now has a name: Aurélien.

Sadly, this means another tower crane will exit the Chicago skyline soon, but the way things are going, it will probably just be moved to another construction project.

Hang in there, tower crane. Hang in there.

CHICAGO (July 22, 2016)—The luxury Gold Coast apartment tower being co-developed by Ryan Companies US, Inc. and Lincoln Property Company at 833 North Clark Street in Chicago has reached two noteworthy milestones. Simultaneous to the ceremonial “topping out” phase of the 31-story, under-construction structure, Aurélien was unveiled as the name and brand identity of the multi-family high-rise community.

Aurélien is a $100-million-plus, 368-unit luxury apartment tower currently under construction at the southeast corner of Clark and Chestnut streets on a 41,000-square-foot land site. Construction on the project began last July and is slated to be completed by early 2017. Daiwa House Texas Inc. is the primary equity investor in Aurélien.

To celebrate the topping out, a 1,200-pound, 9’-0” linear foot steel beam was lifted from the ground to the top of the building’s shell some 340 feet above. Development, design and construction team members and trades workers gathered on site for a private event to sign the beam and observe it being hoisted to the top of the building. Logos of those closely linked to the project were displayed on the beam.

“The topping out ceremony is an appropriate point in the construction process to highlight the progress that has been made to date, while anticipating the completion of this significant downtown development,” said Jim Herbst, Division Manager, Ryan Companies US, Inc. “Raising that steel beam gives further definition to Aurélien’s architectural scope. Celebrating that milestone with those working to make the project a reality was also very appropriate.”

Herbst noted some interesting statistics about the construction of Aurélien. At this point in the construction cycle, 132 tons of steel beams have been used to shape the shell of the building. Additionally, 1,355 tons of rebar has been used, 20,150 cubic yards (2,239 truckloads) of concrete has been poured above grade, more than 500 panels of precast concrete have been installed and 411,000 pounds (or about 150 miles) of post tensioning cables have been utilized thus far during construction.

Herbst also acknowledged that approximately 50 different subcontractor companies, and counting, have been instrumental in building Aurélien. The number of construction workers has averaged about 70 per day, swelling to 130 during the concrete pours. In total more than 155,400 safe hours have been logged to date.

The name Aurélien makes an appropriate yet subtle reference to the development’s prominent location within Chicago’s renowned and highly sought-after Gold Coast neighborhood. Further, the European-based name portrays an image that is both classic and contemporary, reflecting the target audience of future residents that includes technology-driven, educated, young professionals or urban couples who desire a luxury living experience in the upscale neighborhood.

“The name Aurélien, which starts with A-U, the scientific symbol for gold, along with the richness of the finishes being incorporated into the building, is a very appropriate name for this luxury apartment tower,” said Irini Boeder, Assistant Vice President of Marketing, Lincoln Property Company. “Everything about Aurélien, from its name and location to its finishes, design schemes and color palettes, speaks to understated elegance, exceptional customer service and lifestyle convenience.”

When it opens in early 2017, Aurélien will comprise 368 luxury apartments, including 78 studios and convertibles, 209 one-bedroom units, 75 two-bedroom units and 6 penthouse apartments. At 833 North Clark Street in the Near North neighborhood, the multi-talented Ryan Companies is getting close to the top of its new rental tower, 833 North Clark Street Apartments.

Fans of keeping things in-house, Ryan Companies is the a) design architect, with assistance from architect of record Antunovich Associates, b) developer, along with Lincoln Property Company, and c) general contractor of 833 North Clark.

What they’re building is a 31-story, 373-unit rental building with a sundeck,outdoor pool, private cabanas and outdoor fireplaces on the rooftop. Ryan broke ground on the site in July of last year, and expects to be ready for move-ins next spring.
