Time is running out to see Flyboy, as 1136 South Wabash gets off the ground in the South Loop.

Caissons are done, the tower crane is in place, and 1136 South Wabash is looking more like a 3-dimensional construction site these days. CA Ventures’ 26-story residential tower will bring 320 apartments to the South Loop, with retail on the first floor, and 143 parking spaces. SCB did the design; Lendlease is on the build.

Hyde Park’s newest tower crane reigns high above Solstice on the Park.

About the same time the Winter Solstice was making its appearance, Solstice on the Park was planting a tower crane at 161 East 56th Street in Hyde Park. And now that the days will be getting longer (I’m ignoring the part about them getting colder, too), Linn-Mathes can really get busy on the foundations.

The building Studio Gang designed for developer Antheus Capital will fit 250 apartments and a whopping 316 parking spaces into the 26-story tower. **Those parking spaces appear to be spread over six stories, two of which may be below grade, if the elevation rendering on the Studio Gang website is to be taken literally. The foundation permit calls for five levels of parking.**

Studio Gang, Antheus Capital, and Linn-Mathes comprise the same team responsible for building City Hyde Park, which opened late last year.

 

 

A permit makes it official: Motor Row is getting a new hotel

Fresh off the presses, Monday’s permit for 22 stories and 466 units at 123 East Cermak Road.

Last week, a permit to prep the lot at 123 East Cermak Road was filed by the City of Chicago, and it appeared at the time there would be a new hotel coming to the north end of Motor Row. Now it’s official.

A permit was filed Monday, allowing for:

466 UNITS, 22 STORIES, MIXED USE-HOTELS, ASSEMBLY AND MERCANTILE, NO PARKING

As mentioned last week, McHugh Construction owns the lot, and they’ll serve as their own general contractor. Antunovich Associates handled design duties.

Now that construction can begin, it’s time to crowd-source a name. The Hughtel?

At 412 North Wells, a hole. At Centrum Hubbard, a whole lot more.

Construction progress continues at Centrum Hubbard in River North, the 23-story, 193-unit residential tower in River North from Centrum Partners and Hirsch Associates Architects. 412 North Wells, on the other hand, the accompanying 9-story, 41,000-square-foot office building next to it, still redeems itself as a convenient material-staging site for the apartment tower construction. To be honest though, it’s easier to observe and keep tabs on one project at a time, don’t you think?

Progress Update: 8 East Huron keeps climbing

You remember 8 East Huron. It’s a 26-story, 105-unit apartment tower being developed by CA Ventures in River North. 8 East Huron was designed by Valerio Dewalt Train Associates, and will include some ground-floor retail spaces, and also about 30 parking spaces, all wedged right up against the Consulate General of Ukraine at 10 East Huron. Clark Construction is on the build.

You know that one guy who keeps showing up for work, so you find a job for him somewhere he can be on his own, out of the way, even though you don’t have anything for him to do? Meet the lone glass panel at 3Eleven in River North.

3Eleven has risen 8-10 stories high in River North, just enough to start rendering the parking garage next door obsolete for construction photos. And though it’s clearly too soon (or is it) to begin the curtain wall, there is one piece of glass securely fastened to the north wall. Some sort of place-holder, I presume.

You surely recall that 3Eleven is a development from the John Buck Company, featuring 25 stories of 245 apartments, and 3,000 square feet of retail space. There will also be parking, some for the apartments, and some set aside for the exclusive use of Assumption Catholic Church, from which the lot was purchased. The design is by FitzGerald Associates Architects; Power Construction is doing the heavy lifting.

Hebru Brantley’s Fly Boy mural on the south-facing exterior wall of 1132 South Wabash Avenue won’t be visible in the South Loop forever. That’s because 1136 South Wabash will soon obscure our view. But for now, Flyboy remains, supervising Lendlease construction crews as they go about the task of erecting the CA Ventures project.

Remember, 1136 South Wabash got a foundation permit and a full-build permit on the same day, October 4. Caisson work is done, and that’s why the tower crane has been brought in, to start taking this SCB design vertical. Expect a 26-story tower with 320 rental units, 143 parking spaces, and retail on the first floor.

 

Glass is in session at 640 North Wells

The curtain goes up at 640 North Wells in River North.

In The War On Wells, 640 North Wells lost the first-glass prize to The Gallery On Wells across the street. But not to worry. 640 rallied, and came back with a curtain wall of its own, one that gleams on sunny days. For now, two rows of glass have moved into the tower. Soon, all 23 stories and 251 units will glisten in the sunlight, as JDL Development moves toward a Summer 2017 opening.

1136 South Wabash makes its presence heard in the South Loop

1136 South Wabash burst onto the scene back at the beginning of October with two building permits, one for a foundation, one for a full build, on the same day. Now, it’s ringing in fall with a bang. Actually, dozens and dozens of them. Crews are driving piles into the South Loop soil like Kyle Schwarber attacking the first pitches he’s seen in six months. Gotta feel a little bit sorry for the folks working at the Five Guys next door; only a single wall separates them from the hammering of steel. Though the burgers are worth it.

Studio Gang is at it again in Hyde park.

Fresh off the success of City Hyde Park, Studio Gang’s latest South Side creation, Solstice on the Park, had a foundation permit issued by the City of Chicago Wednesday, after being approved by the Chicago Plan Commission back in February. Coupled with the demolition permit filed Monday to dig out the underground parking lot at 1616 East 56th Street, and Solstice on the Park is officially ready to rise. The Solstice team, as it did on City Hyde Park, includes developer Antheus Capital and general contractor Linn-Mathes.

You should expect the 26-story tower to include 250 apartments and a whopping 316 parking spaces. What you shouldn’t expect is to see anything resembling the former parking garage; Taylor Excavating has already transformed the site into a large hole. I hope you moved your car.
