Stuff That’s Done: Twelve01West

Twelve01West is a new office building at 1201 West Lake Street in the West Loop. It’s a favorite around here ever since developer McCaffery Interests lit up the tower crane back in the winter of 2018. Its ground floor also offers Chicago’s best spot to get your coffee fix and your bicycle fixed, Heritage Bikes & Coffee.

Twelve01West is a seven-story building designed by Antunovich Associates. It has 135,000 square feet of rentable office space, almost 12,000 square feet of retail space, counting the aforementioned Heritage location, and 45 parking spaces. It opened in March 2019.

W.E. O’Neil was the builder. Their link includes a cool shot of that purple tower crane.

 

Progress Update: 800 Fulton

800 Fulton. It could be 300 North Halsted. Or 801 West Wayman. or 303 North Green. But none of those have the panache of 800 Fulton.

And 800 Fulton (that link includes an Oxblue webcam!) keeps sprouting up from this West Loop block, thanks to the efforts Lendlease and crew. Have a look:

Caisson work is ongoing at Union Station Tower, and it’s still pretty darn tough to get a good look anywhere but along Clinton Street. Sometimes you have to be satisfied with sticking your phone up to the gaps in the fence and snapping away.

Construction has begun at 1125 West Van Buren

Dirt is being disrupted at 1125 West Van Buren. No glamour. Just heavy equipment doing the dirty work. But soon progress will be highly visible from the Eisenhower Expressway. It’s the start of what will be 20 stories and 200 apartments in a tower designed by Antunovich Associates for Tandem. For now, Keller NA has their distinctive blue & gold equipment on site, handling the caisson work.

A tower crane permit was issued February 6, followed by the building permit on the 11th. That means Tandem, acting once again as developer and CG, is good to go vertical. They hope to have 1125 open to residents next summer.

Peoria Green tears up a parking lot

Tear. It. Up.

The Tetris-shaped parking lot that will soon become Peoria Green is no more. (Is Tetris-shaped a thing? I couldn’t come up with a better way to describe this site. It’s like a long rectangle that broke, and healed wrong. Or a long rectangle with seismic plates that shifted, rendering it askew yet still in one piece.) It’s a funky lot. But at least it isn’t pavement anymore.

Soon it will be a six-story, 25-condominium development from ZSD Corp. And according to the Peoria Green website, only three of those condos remain unspoken for. And now that ground has broken, we can look for some deeper digging soon.

Sullivan Goulette & Wilson is the design firm behind Peoria Green. General contractor duties will be handled by Maris Construction. They’ve teamed up previously in the West Loop on CA Washington.

West End on Fulton nears completion in the (far) West Loop

Today we have another Power Construction topping-out tweet to lead us into a progress update.

West End on Fulton is a 14-story office building form Trammel Crow Company. Designed by ESG Architecture & Design, it’s testing the western limits of the West Loop at 1375 West Fulton. The east façade lies up against Ogden Avenue, my personal unofficial West Loop boundary. Scheduled to open in the first quarter of this year, West End will deliver 285,000 square feet of rentable office space, while also including the sorts of top-notch amenities you’d expect to see in new residential construction.

Former Jefferson Park Hospital building begins demolition for 1400 Monroe

Demo has begun at 1400 West Monroe, clearing the way for 1400 Monroe.

There’s a new condo building coming to 1400 West Monroe in the West Loop. But first, what used to be Jefferson Park Hospital, among other things, has to go.

Milburn Demolition & Dismantling has begun tearing down the old building. When they’re done, work will begin on 1400 Monroe, a new condominium project developed by JK Equities. The seven-story, Booth Hansen-designed property will deliver 42 luxury 2- and 3-bedroom condos next to Skinner Park.

Stuff That’s Done: Union West

Union West is 357-unit apartment development in the West Loop. Its two 15-story towers occupy a large portion of the city block bounded by Washington, Sangamon, Madison, and Morgan, with part of its footprint touching all four streets. It was designed by bKL Architecture for ZOM Living. Power Construction was on the build.

Union West opened in Fall 2019.

 

 

Tower crane permit signals the beginning of 1125 West Van Buren

The tower crane permit for 1125 West Van Buren, issued Feb 6, is the first new construction permit issued for the future apartment tower.

To be fair, the demolition permit in March of last year was probably the real start of construction at 1125 West Van Buren, but a tower crane permit is far more glamorous. And that was issued yesterday.

1125 West Van Buren will be a 20-story, 200-unit apartment building from Tandem, who will also be performing general contracting duties. The tower is a design by Antunovich Associates. If that combo sounds familiar, this is the same team that just wrapped up Avenir in River West.

Darn Near Done: The Venn eyes a 2020 opening in the West Loop

The Venn, a residential development from The John Buck Company, continues making progress toward its projected opening this summer.

Once the site of the H2O skincare brand at 845 West Madison, The Venn brings 586 rental units, in two 17-story towers, and 14 townhomes to the West Loop neighborhood. There will also be 10,000 sf of retail space and about 280 parking spots, to be split 45/55 between public and resident use.

Demolition of H2O started in December 2017, courtesy of Heneghan Wrecking. The site sat empty for awhile; groundbreaking for The Venn took place a year later, in December 2018. Lendlease is the general contractor; GREC Architects designed the project.

Signage on site announces pre-leasing beginning in Spring. I did the math, and that’s coming up fast. The Venn must be darn near done. It certainly looks it, from the outside.
