1044 West Van Buren is Sage West Loop now. And it’s topped out.

Sage West Loop has topped out at 1044 West Van Buren.

Tandem announced in a LinkedIn post that they topped out 1044 West Van Buren last week. That same post also noted a name change: Sage West Loop is the West Loop’s newest new apartment project.

Sage West Loop will deliver 196 units across 18 stories with 78 parking spaces when completed in 2023. (Tandem’s website says the third quarter of 2023, but as quickly as they’ve reached final height, I wouldn’t be surprised to see tenants moving in much sooner than that.)

Congratulations on the topping out to Tandem, the developer and general contractor, design-architect Antunovich Associates, and concrete contractor Adjustable Concrete Construction.

It’s been a big week for glass on new construction. 1044 West Van Buren is one of those getting in on the fun.

Tandem was busy Wednesday installing windows on the first level above the podium of the Antunovich Associates-designed tower.

That new tower crane has Tandem’s 1044 West Van Buren going vertical

1044 West Van Buren was part of Chicago’s mini growth spurt of tower cranes in late May. And it’s doing what tower cranes do: turning empty lots into new buildings. This one in particular, designed by Antunovich Associates for Tandem (with Adjustable Concrete on concrete duty), will rise to 18 stories and deliver 196 apartments to the south end of the West Loop.

1044 West Van Buren erects the first of the week’s three tower cranes

Tandem and Adjustable Concrete Construction got the tower crane in the air at 1044 West Van Buren early last week. It would kick off a very busy few days, crane-wise. And it means this 18-story apartment tower by Antunovich Associates can start going vertical. And we’re all about the verticality.

I got my first look at the new rig Thursday.

The 18-story, 196-unit apartment tower by developer and general contractor Tandem took a big step forward this week, planting a tower crane stub in the ground at 1044 West Van Buren in the West Loop. The crane will be erected early next week, I’m told, in what looks to be nice weather.

My first visit here was April 7; I went back May 1 and saw some digging had been done. The kind of digging you expect *after* caisson work is done; the kind of digging that makes you think “hole up; did I miss caissons?” Yep. Somehow, I completely missed caisson work, which must have been done with lightning speed. Oh well. You snooze, you miss out. Or something.

1044 West Van Buren has a fresh canvas to begin construction

Coming to this space: 1044 West Van Buren.

There’s now a vacant lot where 1044 West Van Buren will soon begin construction.

Tandem is building an 18-story, 196-unit apartment tower designed by Antunovich Associates here. Tandem will be their own general contractor, just as they were at Avra West Loop across the street. They got a tower crane permit on March 25, and the building permit followed on March 30. The two modest buildings previously occupying the site were issued demolition permits on September 30 of 2021. They’re long gone; hence the aforementioned blank canvas.

Tandem plans to have 1044 West Van Buren open for residents next spring.

The City of Chicago has issued three new tower crane permits in the span of six days, the kind of growth spurt that warms hearts here at the B.U.C.

Last week, Tandem got a crane permit for 1044 West Van Buren. They’re building an 18-stort, 196-unit apartment tower designed by Antunovich Associates. Tandem will be their own general contractor, just as they were at Avra West Loop across the street.

Monday, Howard Brown Health got a crane permit for 3501 North Halsted. They’re building a five-story clinic with offices and a pharmacy designed by Eckenhoff Saunders. McHugh Construction is the general contractor.

And Wednesday, Sterling Bay got a crane permit for 160 North Morgan. They’re building a 30-story, 282-unit apartment tower where that purple monster was for a few weeks back in 2020. bKL Architecture designed the tower, and Walsh Construction is the general contractor.

Open, and Darn Near Done: Avra West Loop

Avra West Loop started welcoming tenants April 1.

Sometimes “done” means “completed.” And sometimes “done” means “open.” Avra West Loop is open, which they confirmed to me last week, having started allowing tenants to move in on the first of April. No fooling.

First, Tandem built a home for a tower crane. And now, they’ve just about finished homes for the rest of us.

Avra West Loop was still 1125 West Van Buren last time we visited. Now, it’s welcoming tenants into the Antunovich Associates-designed tower.

Chicago’s most unique new residence is at 1125 West Van Buren, where Tandem has built a new house for its tower crane. Closed in on three sides, with the south façade left open for views of the Eisenhower Expressway(?), the humble abode will protect the crane stub from animal attacks and ogling Target shoppers. More importantly, crews will be on site this week to erect the full tower crane, making up for the one Chicago just lost at 717 South Clark.

 

Construction has begun at 1125 West Van Buren

Dirt is being disrupted at 1125 West Van Buren. No glamour. Just heavy equipment doing the dirty work. But soon progress will be highly visible from the Eisenhower Expressway. It’s the start of what will be 20 stories and 200 apartments in a tower designed by Antunovich Associates for Tandem. For now, Keller NA has their distinctive blue & gold equipment on site, handling the caisson work.

A tower crane permit was issued February 6, followed by the building permit on the 11th. That means Tandem, acting once again as developer and CG, is good to go vertical. They hope to have 1125 open to residents next summer.
