With caisson work complete, it’s time for Toyoko Inn Chicago to begin construction

There’s a kind of hush over the Toyoko Inn Chicago site, now that caisson work has wrapped up.

Things have gone eerily silent at 320 South Clinton in the South Loop. But that’s a good thing. It means caissons are complete for the Toyoko Inn Chicago, and now we’re just waiting for the next wave of construction equipment to take over the lot.

We got a few more shots of Stalworth Underground’s caisson work at the end of May, before returning to the site this week to find the barren lot. Soon, the Toyoko Inn Chicago can start shooting up toward its 24-story goal.

145 South Wells digs in for the long haul

Caissons are as done as caissons get at 145 South Wells, and now it’s time to start getting foundation work started. Which is exactly what’s going on this very minute in The Loop at Wells and Adams. Soon, this former parking garage site will start going vertical with Moceri + Roszak’s 20-story office tower.

We’re eagerly anticipating The Loop’s next tower crane, as it’s been a while since we’ve seen one in the heart of downtown. Then Clark Construction can start sending this tower skyward.

Speaking of not having tower cranes in The Loop, it’s been some time since we’ve seen Clark Construction with one of their own in the air. But suddenly, they’re about to have a glut of them. 145 South Wells got a permit for one on May 11, 110 North Wacker will require one, and the two buildings just getting started at 1415 South Wabash will be in need as well. Congrats, Clark! You’re about to have 3 cranes in the skyline!

The Chicago River’s south bank has a new neighborhood: Southbank

It’s been so long since I’ve visited this development, it’s changed names. Twice.

Southbank is the new moniker for the Lendlease’s multi-phase project along the South Bank of the Chicago River. Formerly Riverline, the name was changed when co-developer CMK Companies split off, and the development was divided into north and south portions. (The Chicago Architecture Blog explained it here.)

The first tower of Southbank began with the name Ancora, and as we suspected would happen, that tower has been renamed as well, now officially going by The Cooper. (You can see the entire press release from Lendlease following the photo gallery of life as it currently exists at Southbank.)

The Cooper is topped out, glassed up, and having major interior work done. And while it gets ready for residents, site work is being done on the ground around it, so when folks start moving in, they’ll have more than just a dirt lot surrounding them. In April, a permit was issued allowing for “NEW CONCRETE RETAINING WALLS, ELEVATED WOOD WALKWAY ON WOOD PILES, DRINKING FOUNTAINS, WATER FEATURE, PLAYGROUND EQUIPMENT, 4FT HIGH METAL FENCE, GUARDRAILS & LANDSCAPING.” (The city always uses CAPS for permits. Sorry.)

Hopefully soon we’ll see a permit to get the second tower started.

Lendlease Announces First Multi-Family Development
in Chicago – The Cooper at Southbank
The Cooper is the first of five high-rise residential buildings opening
Fall 2018 at Southbank.
(CHICAGO, IL, May 29, 2018) — Lendlease, a leading international property and infrastructure
group, is proud to announce The Cooper as the developer’s first of five residential high-rises to
open at Southbank in Chicago’s South Loop.

screening room. At 29-stories tall, The Cooper offers stunning panoramic views of the lake and
downtown.

The Cooper, which is managed by Bozzuto, is composed of 452 rental units, including 26 townhomes,
parking and retail space. The units range from a mix of studio, one-, two-, and threebedrooms,
townhome and penthouse living options. The 26 townhomes line the base of the
building and have direct access from the park.
The Cooper at Southbank will be adjacent to the new Southbank Park. Southbank Park will
include open green space with recreational amenities and a continuous Riverwalk along the
South Branch of the Chicago River. A new water taxi stop at the south end of the property will
connect the property to Chinatown and The Loop. Southbank is within walking distance from The
Loop, lakefront, and several CTA stops, offering easy access to the city’s parks, trails and
museums.
Not only do The Cooper residents have easy access to Southbank’s blossoming landscape to
support their mental health and promote physical activity, but their wellbeing is also supported by

Eight Eleven Uptown approaches the finish line

Eight Eleven Uptown sits nearly complete at Montrose and Clarendon.

The tower crane is gone, cladding is complete, and Lendlease has entered the home stretch at Eight Eleven Uptown.

Designed by Hartshorne Plunkard Architecture, and co-developed by JDL Development and Harlem Irving Companies, the residential tower at 811 West Agatite in the Uptown neighborhood will deliver 381 apartments and 36,000 square feet of retail space upon completion.

Opening will include a new Treasure Island grocery store, which this neighborhood badly needs.

Foundation work for the Toyoko Inn Chicago is underway

320 South Clinton is officially no longer a parking lot, as foundation work begins for the Toyoko Inn Chicago.

Stalworth Underground is on site at 320 South Clinton Street in the West Loop, drilling caissons upon which will stand the Toyoko Inn Chicago. A foundation permit was issued by the City of Chicago April 11. That permit shows the general contractor to be Denken USA, Inc., located in the Civic Opera Building at 20 North Wacker Drive, which also happens to be the address of the hotel’s ownership, again according to the permit.

The permit calls for a 24-story hotel, so of course there will be a tower crane. Not unusual lately for the West Loop, but a bit of an oddball in that it will be east of the Kennedy Expressway. We haven’t seen one of those since EMME at 165 North Desplaines, and 625 West Adams.

Caissons are going into the ground where this lame old parking deck once stood, at 145 South Wells.

The Loop’s next tower crane is right around the corner, as foundation work has begun at 145 South Wells. Case Foundation, whose rigs we spotted on site a week or so ago, have started drilling caissons to support the 20-story office building from Moceri + Roszak.

145 South Wells replaces a modest four-story parking garage in The Loop, and will replace it with a measly 24 parking spots. That’s a pretty good trade-off.

From the Solstice on the Park website, this is the view from high up in the tower, facing north. It is beyond stunning.

Last week’s visit to Hyde Park to check out the new tower crane at 5252 South Cornell provided another chance to check on progress at Solstice On The Park, the 27-story, 250-unit apartment tower designed by Jeanne Gang at Studio Gang. I’m a sucker for this building, especially on sunny days with blue skies as a backdrop. I wasn’t disappointed. The angles, the glass, the lines. It all works.

General contractor Linn-Mathes looks to be putting the finishing touches on the tower. The view shown above is still available for rent, just so you know.

 

145 South Wells will soon add a tower crane to The Loop

Case Foundation has moved their equipment onto the 145 South Wells construction site.

We figured 145 South Wells would be the first project stepping up to fill the tower crane void in The Loop. Hard to believe, but it’s been more than a year since The Loop’s last tower crane, at 151 North Franklin, came down from the sky. The only other potential candidate to put one up is 110 North Wacker, but we won’t see a tower crane there for some time yet. But this 20-story office tower from Moceri + Roszak should get the job done very soon.

145 South Wells received a foundation permit from the City of Chicago back in November of last year. And then last week, it got a tower crane permit. Case Foundation let us know a few weeks ago that caisson work would get started here soon, and sure enough, they’ve moved foundation equipment onto the site.

The new tower is a design by Thomas Roszak Architecture, who also designed the tower-crane-worthy LINEA Apartments at 215 West Lake Street. Clark Construction will serve as general contractor.

If you’re wondering where Clark has been in the Chicago Tower Crane Survey, 145 South Wells marks their return to our list, with their most recent entry being at 8 East Huron in River North. (You may also see Adjustable Forms markings on this crane. They’re serving as the masonry contractor, and that usually means they are responsible for the tower crane.)

Chicago’s newest and southernmost tower crane is up at 5252 South Cornell

Chicago’s southernmost tower crane has risen at 5252 South Cornell in Hyde Park.

Earlier this week, we published our Chicago Tower Crane Survey for May 2018, where we noted that a crane at 5252 South Cornell (this thing needs a name) would be erected very soon. As it turns out, very soon was retroactive. A visit Thursday to Hyde Park showed a new, shiny red tower crane atop the construction site, which is where Linn-Mathes is building a 26-story apartment building for Mac Properties. Designed by Solomon Cordwell Buenz, the tower will deliver 246 new apartments to the Hyde Park neighborhood, atop four levels of parking.

The Lincoln Common brings the pane

In the distance, the two towers of The Lincoln Common rise in Lincoln Park.

As the two 20-story towers of The Lincoln Common climb towards the sky, there’s considerable action down near the lower floors. Glass action. And the glass action suits this project just fine. Thank GC W.E. O’Neil for the shiny new panes.

The Lincoln Common is being co-developed by Hines and McCaffery Interests. Two architecture firms are involved in the design of the two towers as well: Skidmore Owings & Merrill, and Antunovich Associates. This portion of the old Childrens Memorial Hospital site will deliver 269 apartments in each tower.
