Say the word, and 311 West Huron will start tearing up the parking lot

There’s a new office building coming soon to the River North neighborhood, and equipment stands at the ready to dispense of the current surface parking lot and start construction on 311 West Huron.

311 West Huron is a joint venture between North Wells Capital and Urban Innovations. The 15-story building, designed by NORR, will include about 145,000 rentable square feet, and have 130 indoor parking spaces. Chicago Yimby has lots of details. And Crain’s reported in February that there’s already an anchor tenant lined up.

There are ground-breakers from Quality Excavation standing at the ready as we speak, with construction fencing all around the parking lot. It sure looks like they’re expecting to get started soon. Site prep and the first building permit seem imminent.

The end draweth near for the beginning of Three Sixty West

360 West Erie has to go, making room for Three Sixty West. It’s the new math.

A demolition permit was issued Tuesday for the humble 2-story building at 360 West Erie in River North. Yeah, that rooftop deck is cool, but it has to go. If the address sounds familiar to you, it may be from the buzz going ’round about Three Sixty West, the new condo tower coming to the block from Belgravia Group (think Renelle on the River). Designed by GREC Architects, Three Sixty West will feature 38 condominiums in an 12-story building.

Quality Excavation will do the ripping apart of the old building; when construction time begins, Maris Construction (they’re putting the finishing touches on Belgravia’s CA Washington development) will be on the build.

12 stories? Yep, Maris should land on the tower crane count soon.

It’s demolition, man! Get ready for The Bentham

The Bentham

Demolition started Thursday at the Erie-LaSalle Body Shop on Erie Street, making way for The Bentham.

As if this little corner of River North wasn’t busy enough…

Add The Bentham to the list. A little birdie let us know that Quality Excavation had begun demolition Thursday afternoon at the old Erie-LaSalle Body Shop at 146 West Erie Street, as well as the two-story building at 668 North LaSalle. Now a block that already includes work on The Ardus and Marlowe greets The Bentham.

The Bentham is the latest venture from Sedgwick Development. The 15-story, 172-foot-tall tower will have just 31 3-bed/3-bath residences.

We already know Adjustable Forms will handle the masonry work; they tweeted their excitement about getting started earlier in the week, along with a stellar rendering.

8 East Huron Digs Down, Shores Up

8 East Huron

Foundation work is ongoing at 8 East Huron in River North.

With two buildings torn down at the northeast corner of State and Huron Streets, a new residential tower is starting to grow.

8 East Huron is a 26-story, 105-unit building being developed by CA Ventures. (That’s CA as in Campus Acquisitions, not something from California. CA Ventures is the new branding, as of 2012.) There will be ground floor retail as well, and 30 or so parking spaces on levels 2-4.

8 East Huron is designed by Valerio Dewalt Train Associates. Clark Construction is on the build. Or, under the build, as you’ll see from the photos below.
