It’s been a long time since we dropped by 1400 West Monroe out in the West Loop. Demolition of the former Jefferson Park Hospital had just begun in February of 2020, clearing the way for a new condominium building from JK Equities.
1400 Monroe already has its seven stories; still to come are the 42 condos within. Designed by Booth Hansen, the building sits directly across the street from Skinner Park. The general contractor is Summit Design + Build.

Using my fingers and feet, I counted 12 stories at 1043 West Fulton as I walked past Friday. Knowing this is to be a 12-story office building, I asked around, and sure enough, the fine Power Construction folks told me they topped out Thursday.

Maris Construction is busy erecting CA6, an eight-story, 72-unit condo building from Belgravia Group on the West Loop corner of Racine and Jackson. We went by last week so see what’s cookin’, on what is a deceptively-large lot. Foundation work is ongoing, even as excavation at the north end of the lot continues.
It didn’t take long after the permit was issued to get work started on the Plumbers Local 130 parking garage at 1371 West Randolph in the West Loop. Crews have begun tearing up the surface parking lot, and a protective tunnel now covers the Randolph sidewalk.
With the building permit coming through Friday, which followed the tower crane permit received May 6, we should start seeing caisson work (and a tower crane stub!) very soon.

A demolition permit was issued Thursday, May 13 for 1212 West Carroll. Coming down will be a metal building at the corner of Carroll and Racine, as well as a brick structure to its west. They comprise what used to be the Midtown Transfer facility. Heneghan Wrecking, already busy a block away with the AMD Milling Company demolition, is wasting no time, having already set up demo fencing around the perimeter, as you’ll see in the photos below.
Going up will be another West Loop office project from Sterling Bay. 1200 West Carroll will be a 14-story, 485,000-square-foot Class A office building designed by Gensler. There had been some speculation that the office building at Carroll and Elizabeth would be saved, because of the way everything around it had been delicately carved away. Nothing doing. It’s all coming down. Get over there fast.

Goodbye surface parking lot, hello stack of parking lots.
Chicago’s newest tower crane permit has been issued to erect a parking facility the Plumbers Local 130 has planned for the West Loop. The garage will replace what is now a surface parking lot adjacent to the union’s recently-completing training center at 1400 West Washington. W.E. O’Neil will be the general contractor.
The parking garage itself will float in the middle of the existing surface lot; it won’t extend to the east edge of the block along Ada Street. There are other plans for that space.
You can follow this link to the Chicago Plan Commission’s presentation for a whole boatload of specs and info. They approved the six-story, 500-space facility, with ground-level retail, in December 2020. No word yet on when construction is expected to begin.
Who among us hasn’t driven past a random site anywhere in the world and thought “I wonder what’s gonna happen here”? Isn’t nice when someone hangs a giant poster on said site and takes the mystery out of it?
Madison+Carpenter is coming to the corner of Madison and Carpenter Streets in the West Loop. We don’t know when yet, but it already has its own website, and that’s (almost) always a good sign. We don’t have a ton of detail yet either, but that website tells us to expect a six-story building with BIG (up to 5 bedrooms) condominiums.
ZSD Corp is the developer. This isn’t their first West Loop rodeo. They’re currently getting Peoria Green ready next to Mary Bartelme Park.
