Three Sixty West gets in on the tower crane fun

It is the absolute newest tower crane to hit the Chicago skyline, so it’s no wonder developer Belgravia Group tweeted about it last week.

Belgravia is building Three Sixty West at 360 West Erie Street in River North. Formerly the site of the impressively-decked Citizen Bar, and one of those ever-popular surface parking lots, the site will soon be home to the GREC Architects-designed 11-story, 38-unit condominium tower. Condo delivery is expected in early 2019.

Three Sixty West marks the official entry onto our Chicago Tower Crane Survey for Maris Construction. We’ve documented Maris Construction’s work on CA Washington in the West Loop, but that gig didn’t require a Big Rig. This one does, so welcome, Maris!

The Three Sixty West website has a section dedicated to Tower Crane Arrival Day. If that’s not enough to make you want to live here, you’re not living at all.

The old H2) building no longer holds water. Or anything.

And it isn’t taking them long.

Take a walk around the old H2O site at 845 West Madison in the West Loop, and you may not notice much change in the doomed three-story masonry commercial building. But stand on the sidewalk at Madison, and you’ll see that Heneghan Wrecking has cut a swath right through the middle of the beast, allowing them to work outward. So while 95% of the visible exterior may be intact, its insides are quickly being hollowed out.

Heneghan is making space for the new 845 West Madison, a joint development from The John Buck Company and Lendlease. Approved by the Chicago Plan Commission back in June, the key feature of 845 West Madison will be the two 17-story towers, providing a total of 586 units. Also included in the GREC Architects-designed project will be nearly 300 parking spaces, plus about 10,000 square feet of ground-floor retail. Expect Lendlease to double-up as general contractor as well as co-developer.

With two towers being built on a rather expansive full-block site, the most pressing question so far is, will 845 West Madison require one tower crane, swinging back and forth between the two towers? Or two tower cranes? Stay tuned, as we’ll be on the lookout for the first construction permits.

 

One Bennett Park nears the top

With that Instagram photo, One Bennett Park  posted a selfie and announced last week that Lendlease crews have reached to within five floors of topping out the 69-story residential tower.

The Related Midwest project is combined design of Robert A.M. Stern Architects and GREC Architects, bringing a mix of 348 apartments and condominiums to the Streeterville neighborhood. Completion is scheduled for 2019 move-ins, so there’s still a lot of work to be done. But topping out soon will be a big milestone, even if it means the beginning of the end for One Bennett Park’s two pretty, yellow tower cranes.

360 West Erie has to go, making room for Three Sixty West. It’s the new math.

A demolition permit was issued Tuesday for the humble 2-story building at 360 West Erie in River North. Yeah, that rooftop deck is cool, but it has to go. If the address sounds familiar to you, it may be from the buzz going ’round about Three Sixty West, the new condo tower coming to the block from Belgravia Group (think Renelle on the River). Designed by GREC Architects, Three Sixty West will feature 38 condominiums in an 12-story building.

Quality Excavation will do the ripping apart of the old building; when construction time begins, Maris Construction (they’re putting the finishing touches on Belgravia’s CA Washington development) will be on the build.

12 stories? Yep, Maris should land on the tower crane count soon.

Not *of* One Bennett Park, but *from* One Bennett Park!

They provide further proof that some of the best views in Chicago — some of the best views in *any* city around the world — are enjoyed by the men and women in hard hats who climb the stairs and ride the hoists to work every day.

It’s time to go vertical, as the Hoxton Chicago erects a tower crane

Chicago’s newest tower crane is at the Hoxton Chicago hotel in the West Loop.

The Hoxton Chicago hotel in the West Loop can start shooting upward toward its 12-story goal, now that Power Construction has installed a shiny new tower crane to do the heavy lifting. Power and Central Contractors Service spent most of the weekend putting up the Peiner SK-415 beauty on the lot at Lake and Green Streets in the ridiculously busy Fulton Market District.

The GREC-designed hotel got its tower crane permit from the City of Chicago back on August 4, so we had to wait awhile for this one. And, as usual, it was worth the wait.

With Haymarket Monument back in place, EMME gets ready to open at 165 North Desplaines (Updated)

The Haymarket Monument is back home at 165 North Desplaines, where it will greet residents of EMME.

It was 165 North Desplaines for most of its formative months, but now the name is EMME, and crews are putting the finishing touches on the new apartment building from Gerding Edlen in preparation for its first residents. One has already moved back home; the Haymarket Monument, moved off site to Union Park for safe-keeping during construction, is back in place on the sidewalk near the corner of Desplaines and Randolph.

*** Sept 25: We hear from Greystar Real Estate Partners that EMME has, in fact, already welcomed its first residents, who started moving in September 16. ***

EMME is a 14-story, 199-unit project designed by GREC Architects and built by Power Construction. Units include studios, one-bed, and two-bedroom units, and features include a rooftop pool, fitness center, an outdoor grilling area and a chef’s kitchen, and two produce gardens.

One Bennett Park shines in the dark

Remember when we last visited One Bennett Park? Of course you do, because it was just last week. But that was during the day. (A sunny day; the best kind of day to see it.) This time, let’s check it out at night, which, before we know it, will be at about 4:30.
