Centaur Construction has their groove back at the West Loop’s Nobu Hotel

In May, Centaur Construction got back to work at Nobu Hotel, and it didn’t take them long to hit their stride again.

With Pepper Construction’s help on concrete, progress on the hotel has jumped up to the fourth floor since we last stopped by just a couple weeks ago, while the core continues to grow toward its 11-story goal.

In the meantime, the Chicago version of the Nobu Hotel has changed ownership, with new permits listing NHC, LLC of Coral Gables, Florida as the new entity. The address comes up as the AIC Hotel Group, which lists other Nobu Hotels, and Hard Rock Hotels, among its properties.

Centaur Construction is back on the build at Nobu Hotel, 854 West Randolph Street in the West Loop.

After a brief (okay, kinda long) hiatus, Nobu Hotel on Randolph Street in the West Loop is back. Centaur Construction found the keys to their tower crane, and work is back in full swing now that financial details have been fixed on the hotel project.

Obviously, that delay has set completion back considerably. Originally planned to open late this year, updated expectations are now for late in 2019. Pending any other holdups, my money is on Centaur being able to push that timeline up a little bit. But we’ll see. We’re just happy to see the hotel wasn’t scrapped altogether.

Chicago’s Nobu Hotel continues to struggle

The Nobu Chicago site has been secured, and it sits idle, waiting for construction to resume.

By now, you probably already know that things aren’t going well at Chicago’s Nobu Hotel in the West Loop. Last week, Crain’s reported that work had stopped on the 11-story, 119-room Midwest iteration of the hotel/restaurant brand.

Seems it’s been one delay after another for this thing. Ground was broken back in June (OF 2016!) then sat idle. Some caisson equipment was delivered to the site in September of 2016, the same month the hotel was officially approved by the Chicago Plan Commission, but that same equipment was packed up and hauled away without any holes being drilled.

A foundation permit was issued in December of 2016, but still, no action. Finally, in March of this year, the soil at 854 West Randolph began to turn. The earth-moving machines were followed by a pile driver, which began driving sheeting into the ground for a foundation. Caisson equipment arrived again, but for real this time, in May, and foundation work was underway in earnest. Finally, Centaur Construction had control of the site, and work started to go vertical.

But here’s the thing: If you want work to be done on your hotel, you have to pay the folks doing said work. And according to Crain’s (and one little birdie I heard from recently) that hasn’t been happening.

So once again, Nobu sits idle. 18 months after an 11-story hotel breaks ground, tourists should be sleeping in the beds. Stay tuned.

 

The West Loop is in a tower-crane frenzy

The West Loop is busy with construction. That’s the word we get from Captain Obvious, who sent an email to let us know. There are 7 active tower cranes in the neighborhood right now, with 2 more permitted and on the way.

1. McDonald’s Headquarters

As you surely must know, McDonald’s used to have two tower cranes. East Crane is gone, but West Crane continues work on Sterling Bay’s future home for the fast-food giant.

2. Illume Chicago

Illume Chicago is a 10-story, 79-unit condominium building from LG Development, designed by Pappageorge Haymes Partners. It broke ground back in December 2016.

3. 727 West Madison

Taking over the parking lot of the Crowne Plaza Hotel, 727 West Madison will be a 44-story, 492-unit apartment tower. This is the only active tower crane in the West Loop for Lendlease, which is very busy elsewhere in the city (One Bennett Park, Eleven40, and more.) But a second, at The Van Buren, is coming soon. Designed by FitzGerald, it’s a joint development from Fifield and F&F Realty.

4. Hoxton Chicago

One of two tower cranes in the West Loop for Power Construction, the Hoxton Chicago is a 12-story, 175-room hotel designed by local firm GREC Architects. It hasn’t begun to go vertical quite yet, but the foundation work continues.

5. 900 West

900 West is the second Power Construction tower crane in the West Loop. 900 West is another condominium development, bringing 22 luxury units across its 9 stories.

6. Nobu Hotel

The only Chicago tower crane for Centaur Construction, the Nobu Hotel got off to a slow start, but has now grown above street-level, on its way to 11 stories. It’s the other of two hotel projects underway in the West Loop.

The West Loop’s newest tower crane, and another Sterling Bay project, 210 North Carpenter will be the new home of the general contractor building it, Leopardo Companies. The 12-story office building is expected to open next year.

The Van Buren, a 12-story apartment tower at 808 West Van Buren from Loukas Development and bKL Architecture, is one of two permitted tower-crane sites in the West Loop yet to be erected, though the stub has been planted. This is Lendlease’s second West Loop tower crane.

Hayden West Loop is awaiting its tower-crane stub after receiving a permit on September 7. When erected, it will be the second Chicago crane for Macon Construction, the first being No. 508.

 

A core is rising at the Nobu Hotel

That tower crane Centaur Construction put up is paying dividends, as the core has risen above street level at the Nobu Hotel at 854 West Randolph Street in the West Loop. The Nobu won’t rise high — just 11 stories — so the every inch of growth looks significant.

Speaking of significant, the opening of Nobu will be significantly later than the “late 2017” estimate from that press release linked above. Remember, Nobu famously broke ground (famous because Robert De Niro was here for it) back in June of 2016, but foundation work didn’t get underway until March of this year. The new release date (it’s a De Niro production, so I used a movie-industry term. Get it?) is now 2018, according to the Nobu Hotels website. That’s easily doable for Centaur.

For a brief moment, while it was still dark Monday morning, Chicago had 31 tower cranes in operation across the city.

Centaur Construction completed assembly of their tower crane at the Nobu Hotel Chicago site over the weekend. But word came from a Little Birdie Friend last week that today would be the beginning of the end for the tower crane at Solstice On The Park, as Linn-Mathes and Adjustable Forms begin taking theirs down from the Hyde Park skyline.

So if you’re doing the math at home, this equation’s pretty simple: 30 + 1 – 1 = 30.

Centaur Construction joins Chicago’s Tower Crane Party

Centaur Construction is entering the tower crane count this weekend with their assembly of the crane at the Nobu Hotel Chicago site, and they’re relishing the moment.

Everybody’s talking about the new crane in town. Even purveyors of fine sandwiches.

As you read these words, Central Contractors Service and Centaur Construction are on the Nobu Hotel Chicago site in the West Loop, assembling the tower crane that will send the 11-story boutique hotel vertical. It’s also the reason you can’t drive on Peoria Street between Randolph and Lake. We’ve waited a long time for this one, so let’s enjoy it while it lasts. If it lasts. Now that Nobu will start going vertical, it won’t take long to stack its 11 floors on top of each other.

*** Centaur CEO Spiro Tsaparas called the B.U.C. to let me know a correction is in order on the Nobu project. I’ve reported that Walsh Construction was assigned the task of concrete work. That information, listed in Nobu’s building permits, is incorrect. Pepper Construction is, in fact, the masonry contractor for the Nobu Hotel.***

 

West Loop’s Nobu Hotel (finally) plants a tower crane

THERE IT IS! The Nobu Hotel has a tower-crane stub.

The biggest day in the history of the northeast corner of the intersection of Randolph and Peoria Streets on Restaurant Row in the West Loop has finally arrived.

13 months after breaking ground, nine months after receiving a tower-crane permit from the City of Chicago, one month after having that permit revised, and two weeks after having that revised permit revised yet again to relocate the tower-crane pad and caissons, the Nobu Hotel Chicago at long last has planted a tower crane.

And while there’s still a substantial amount of foundation digging to be done, the arrival of the tower crane signals a major step upward for the boutique hotel. With all the development ongoing in this part of the city, overnight accommodations had been sorely lacking, and Nobu’s 11-story, 119-room hotel will help fill that void. But first, it will have to fill the void left by all that foundation digging. Slow as it’s been getting started, Nobu still plans to have its first Chicago hotel open in 2018. Centaur Construction will do their best to reach that goal. (Nobu marks Centaur’s first tower crane on the official tower-crane count.)

You can’t tell me that ain’t a big ole caisson rig, and it’s hard at work at the Nobu Hotel.

This time I’m certain. A caisson rig used for drilling caissons is drilling caissons at the Nobu Hotel site in the West Loop. It’s not a “quad sheet press,” like the one I misidentified back in March. Nope, this is for real. There’s a big red Revcon rig, digging holes. Plus, there are all those augers and, you know, caisson equipment.

The Nobu Hotel is coming to the Fulton Market neighborhood courtesy of Nobu Hospitality. The 11-story, 119-room hotel features designs by Modif Architecture and Studio K. Centaur Construction of West Lake Street is the general contractor. (The Big Green W will be here doing masonry work.)
