Quick Look: 410 South Wabash

After site prep work at 410 South Wabash to dig out under Van Buren Street, crews were pumping concrete into a new wall under the sidewalk Monday. There wasn’t a whole lot to see from the street, but I still spent far too much time watching.

Breaking: 410 South Wabash ain’t a parking lot no more

Sorry to rub it in if yer one o’ them NIMBYs who’s upset that the parking lot you use once a month when you drive to The Loop is gone. But the rest of us are pretty happy about it.

More than a year and a half after a foundation permit was issued, the surface parking lot at 410 South Wabash has been torn to bits, to be replaced by a 25-story residential tower. And it’s pretty cool to see, too. You can get a good view under the sidewalk and even a little bit of the seamy underbelly of Van Buren Street.

Back in January 2020, this very blog wrote, and I quote:

College students don’t need parking lots. College students do need beds. That might be a little oversimplified, but that’s how I prefer to look at 410 South Wabash in the South Loop.

A foundation permit issued by the City of Chicago beck in December launched the beginning of 410 South Wabash. Developed by Lennar Multifamily, or LMC, this new residential building in the South Loop promises to deliver 344 dwelling units in a 25-story, 260-foot-tall tower.

The site sits at the foot of the T intersection of the CTA’s elevated train lines at Wabash Avenue and Van Buren Street, offering future residents unlimited opportunities to take cool Instagram shots of the L coming and going into and out of The Loop. Orange, Pink, Green, Brown, and Purple Line trains all pass through here, and when the Christmas Train passes by at night, lucky tower dwellers will be directly above the action.

4th Ward Alderman Sophia King held a community meeting in May, from which there comes a veritable cavalcade of information on 410 South Wabash. Floor plans show a mix of 1-bed, 2-bed, and 3-bed units, plus studios, convertibles, and micro-apartments. Though no indication is given that this tower is targeting the South Loop student population, those smaller units sure seem to be good options for the college kids.

410 South Wabash will also include 103 parking spaces, which goes against my thoughts on students needing to park, but definitely fits in with 3-bedroom homes. There will also be about 8,000 square feet of commercial space.

Antunovich Associates is the architect of record; Pepper Construction is the general contractor.

Some things have changed since then, which I started writing about in March 2020, but held off on publishing in the hopes of hearing news that construction was about to start. Something known as an Easy Process Permit was issued by the city March 5 of 2020, changing the general contractor to Power Construction, and naming Adjustable Concrete Construction as the concrete contractor. Then (you still with me? Or did I lose you at “sorry to rub it in”?) two reinstatement permits were issued by the city: the first in January of this year, and another the last week of June. And it looks like that second one is what broke through the ice jam and got this project flowing again.

Which brings us to July 2021, wherein I make it down to 410 South Wabash in The Loop and verify that work has indeed begun. End of story.

A show of glass from Marlowe brightens up Wells Street in River North

As Marlowe approaches full height, the first row of glass is being installed.

We visited Marlowe near the end of September, and noted it appeared to be close to topping out. Whether or not it’s officially achieved that milestone, here’s one it’s reached for sure: the first panes of glass are up.

Power Construction has Marlowe near the top in River North.

Over on the busiest block in River North, Marlowe (675 North Wells Street, 169 West Huron Street, whichever you prefer) is getting dangerously close to topping out. Power Construction might be setting some land-speed records with the future 15-story apartment building, which was only at the fifth floor when last we checked in on it in early August. Now, we can see the underside of 13, maybe even 14 floors already. That’s gettin’ it done in a hurry.

Lennar Multifamily Companies is developing the 176-unit Marlowe, designed by Antunovich Associates. They want to have it ready for move-ins next year, but at this pace, it might be open tomorrow. (No it won’t.)

Marlowe, formerly of 675 North Wells Street in River North, now resides at 169 West Huron.

On the busiest block in River North, Marlowe (169 West Huron Street, according to its shiny new website, not 675 North Wells, where the permits are addressed) continues its rise toward its goal: to become a 15-story, 176-unit apartment building. While the east half of this block (bounded by LaSalle Street to the east, Huron to the north, Erie to the south, and Wells to the west) is occupied by work on The Ardus and The Bentham, Marlowe covers the entire west half of the block all by itself.

Antunovich Associates designed the building for Lennar Multifamily Companies, which will also deliver 11,000 square feet of street-level retail space when it opens next year. Power Construction is doing the heavy labor, with work having reached the underside of the fifth floor.

Speaking of that new website: it boasts of a “16th-floor amenity deck.” A 16th floor is a bit unusual in 15-story buildings. Does that mean the amenities will be on the roof? Or is Marlowe rising to 16 stories instead of 15?

Marlowe is starting to go high in River North.

Marlowe is the 15-story River North apartment development by Lennar Multifamily Companies, and also the proud owner of one of Chicago’s newest tower cranes. The project by Antunovich Associates, at 675 North Wells Street, got its start in early May with caisson work, and now Power Construction has things moving skyward.

When complete, Marlowe will have 176 rental units in studio, one-bed, and two-bedroom sizes, plus 11,000 square feet of retail space at ground level. Lennar plans to have it open for residents in 2018.

 

 

Marlowe gets its tower crane together

The very diligent Twitter user @spencertravels looked out the window yesterday and noticed a crane-building crane building a tower crane in River North. Power Construction was kind enough to confirm our suspicions: Marlowe is getting a tower crane.

Not even a week after Thursday’s stub planting, the rest of Marlowe’s crane started assembly Tuesday at 675 North Wells. Work continues Wednesday, and we got there just in time to see part of the jib lifted into place.

About a week after receiving a tower crane permit from the City of Chicago, Marlowe planted a stub at 675 North Wells Street in River North on Thursday. Having recently lost cranes at 640 North Wells, The Gallery On Wells, and 3Eleven, the neighborhood needed a burst of excitement, and what’s more fun than a new tower crane?

See? Don’t believe for a second I’m the only one out here excited about tower cranes. Adjustable Forms knows what’s up.

Now the  Antunovich Associates-designed 15-story, 176-unit apartment building from Lennar Multifamily Companies can start going skyward, under the careful direction of Power Construction.

Caissons begin at Marlowe in River North

Stalworth Underground drills the first caisson for Marlowe,  675 North Wells Street in River North.

Just over a week after caisson work started on the other side of the block (676 North LaSalle) at The Ardus, caisson work got underway this morning at 675 North Wells Street in River North, home of the future Marlowe development from Lennar Multifamily Companies. Stalworth Underground has the honor of ripping holes in the soil and filling them with concrete for the 15-story, 176-unit apartment project. Antunovich Associates took care of the designs; Power Construction will be on the build.

The good word from Stalworth is there will be 59 bell caissons dug at Marlowe, down to about 80 feet. Diameters range from 2-and-a-half to 3-and-a-half feet, with bells up to 10 feet.
