Signs of life at 111 West Chestnut Street, the future Chestnut Row Homes.

There’s woodwork coming out of the woodwork at the long-delayed Chestnut Row Homes at 111 West Chestnut Street in Near North. Originally permitted for construction way back in October of 2015, the single-family rental homes from Tawani Enterprises has had trouble getting started. But there’s finally some action, and it looks like general contractor Berglund Construction has started filling in the excavated hole where the 7 (down from the initial 8) units by Booth Hansen will one day stand.

I mention this with each post about Chestnut Row Homes, but it’s worth repeating. The Chicago Plan Commission raved about this development when they approved it in February of 2015. So whatever has held up construction must have been a pretty big deal. Nice to see the ball rolling again here.

Demolition at 1115 West Washington clears the way for Hayden West Loop

Johler Demolition is tearing down 1115 West Washington Boulevard to make room for Hayden West Loop.

On January 19 of this year, the Chicago Plan Commission approved two nine-story condo buildings for construction in the West Loop. One would front the 1100-block of West Washington, the other the 100-block of North May. In an amazing coincidence, a demolition permit had been issued the previous day for the property at 1115 West Washington, and that demolition is going on now.

The new development, known as Hayden West Loop, is being built by Peerless Real Estate Investments, which also appears to be known as Sulo Development. Hayden West Loop is a design from Booth Hansen (The Parker Fulton Market, Chestnut Row Homes) and will bring 56 condominiums to the neighborhood.

In the meantime, Johler Demolition of Arlington Heights is on the scene, knocking down what used to be part of Oprah Winfrey’s Harpo Studios. Demolition made the news back on February 6 when a small fire broke out (DNAinfo had the deets) but does that really do anything but speed up the demo process?

Foundation work on Chestnut Row Homes began in earnest back in 2016. Then abruptly stopped.

Wednesday, the City of Chicago filed a revised foundation permit for the property at 111 West Chestnut Street in the Near North neighborhood. That’s the (future) home of Chestnut Row Homes, a development of luxury single-family rentals (Yes, rentals. To the tune of about $15,000/month, as of the last report) from Tawani Enterprises, designed by Booth Hansen. This new permit amends the original permit of 8 townhomes, filed way back in October of 2015, to 7 units.

The Chicago Plan Commission raved about this project as they approved its construction. But foundation work didn’t get very far, and the lot has been idle for a long while. In May of last year, the general contractor was changed to Berglund Construction, which remains in place as the GC. Hopefully, this signals a fresh start for a definite upgrade to this empty hole in the ground.

The Dave Clark Five new what 2950 North Sheridan is feeling right now. Topped out and glassed in, work is being concentrated on the interior details. Booth Hansen designed the 19-story building for Wirtz Realty. You can expect 82 apartments and 113 parking spaces within the curvy glass tower. Power Construction has been on the build since breaking ground in September of 2015.

The Chestnut Row Homes were approved by the Chicago Plan Commission way back in February 2015. And the commission didn’t just approve the Tawani Enterprises development. They raved about them.

The City of Chicago filed a foundation permit for the project, at 111 West Chestnut Street in the Near North, on October 21. Dirt was dug, piles were driven.

And then…nothing.

Until now. Maybe. As 833 North Clark rises across the street, the Church of Jesus Christ of Latter-day Saints meetinghouse begins its foundations next door, and the Bush Temple project rolls along next to that, there’s activity at Chestnut Row Homes as well.

Part of the reason for the delay, or a result of it, could be a change in general contractors. Cordos Development is out. Berglund Construction is in. They’re job? Eight townhomes designed by Booth Hansen, each three floors, each with two private parking spaces. And these will be rentals, by the way. To the tune of about $15,000/month.

Tawani originally hoped to have these homes completed by now. 2017 is now the targeted finish.

2950 North Sheridan Gets Its Glass In Gear

Way way up north, so far north, in fact, that it’s in Lake View, which is almost a suburb, Power Construction is busy erecting Wirtz Realty’s latest rental development, 2950 North Sheridan.

Situated at 2950 North Sheridan Road (natch), Booth Hansen has designed a 19-story, 82-unit apartment tower with a whole bunch (113) of parking spaces. The most prominent feature of this building will be its curved facade facing south along Oakdale Avenue. Power has started installing glass on said curve, and it’s already impressive. When this tower opens to residents in 2017, it’ll be curvy and glassy and shiny like you read about.
