Construction Update: One Bennett Park

One Bennett Park

One Bennett Park, rising above the streets of Streeterville.

The tower crane is up, so there’s no stopping One Bennett Park now. All Lendlease crews need to do now it use it to stack 69 stories on top of each other, and the Robert A.M. Stern-designed (I’m infatuated with the project they designed for 220 Central Park South, remember?) tower will be ready for move-in. Seems pretty simple, right?

Construction Progress: 1035 West Van Buren

1035 West Van Buren

1035 West Van Buren in the West Loop, colorful even on a gloomy day.

The 30-story, 300-unit apartment tower from Related Midwest at 1035 West Van Buren continues to show its true colors, all of them primary, alongside the Eisenhower Expressway in the West Loop. The blue, yellow, and red-covered construction site would have looked much better on a sunny day, but a quick check of the forecast shows it might be completed before we get more sunshine in Chicago. I’m afraid you’ll have to settle for the following photos from a dreary December afternoon.

If you were in Streeterville over the weekend for Open House Chicago, you may have walked right past the new tower crane stub at One Bennett Park. If you visited Moment, the new apartment tower at McClurg and Grand, to check out an apartment and/or the outdoor deck, you might have looked right over it as you gazed out at Lake Michigan and the skyline. But it is there.

The high-profile high rise got a tower crane permit way back on August 23, so we’ve been waiting awhile. But it’s going to be a pretty yellow crane, so the wait was worth it. Then again, it’s a tower crane; it’s always worth it.

Quick Look: One Bennett Park installs peepholes; construction nerds nerd-out

One Bennett Park peepholes

This is one of two sets of peepholes cut into the plywood fencing at One Bennett Park.

Someone responsible for One Bennett Park gets *us. They get that we’ll reach over a wall or through our fence with our phones to click photos, even when we can’t see what we’re taking pictures of. They get that we’ll climb a tree if that wall is too high (I did it at Wrigley Field.) They get that we’ll look for the nearest parking garage, or rent a helicopter ride, if it getting to a higher point lets us see down inside their construction site.

Someone at One Bennett Park made the decision to install peepholes along Grand Avenue. Was it the developer’s idea, Related Midwest? The general contractor, Lendlease? Whoever did this, thank you. From all of us.

*us – refers to construction nerds. You know who we are. Camera in one hand, phone in the other. At least one of us at every construction site.

1035 West Van Buren continues its climb along the Eisenhower

1035 West Van Buren

The “back” of 1035 West Van Buren is starting to rise into view of passersby on the Eisenhower Expressway.

Work continues on 1035 West Van Buren, Related Midwest‘s newest residential tower in the West Loop. The tower is beginning to make its presence known at the foot of what will soon be the end of the Jane Byrne Flyover ramp from the Dan Ryan Expressway onto the Eisenhower. The parking podium is up the the fourth floor, while the elevator core continues to climb from within.

The 30-story, 300-unit development by Morris Adjmi Architects of New York City, and Chicago’s own GREC Architects, is expected to be inhabitable before Baby New Year rings in 2018. Lendlease, the general contractor for 1035 West Van Buren, will see to that schedule being met.

Construction Update: One Bennett Park foundations continue

An eagle’s eye view of foundation work at One Bennett Park.

Instead of a series of little holes, there’s now one large crater on East Grand Avenue. That’s where Lendlease is building Related Midwest’s One Bennett Park. Don’t worry if you blinked; One Bennett park will be in production for a good long time. Its 69 stories of splendor aren’t expected to be complete until 2019.

One Bennett Park Gets One Big Permit

One Bennett Park

One Bennett Park, the 69-story skyscraper currently burying caissons at 451 East Grand Avenue in Streeterville, received its next level of achievement (if construction was one of those silly games you play on your phone) yesterday with a full-build permit from the City of Chicago.

Being developed by Related Midwest, the tower was designed by New York’s Robert A.M. Stern Architects, with an assist from Chicago’s own GREC Architects. One Bennett Park will have a mix of 348 luxury condominiums and rental apartments, plus a brand new 1.7-acre park from landscape architect Michael Van Valkenburgh & Associates.

Related Midwest plans to have One Bennett Park move-in ready in 2019. Lendlease is the general contractor that’ll make that completion goal happen.

There it is. The Permit.

1035 West Van Buren Starts Peeking Above the West Loop

1035 West Van Buren

1035 West Van Buren is beginning to shoot up through the other buildings in the West Loop

It’s not real construction until I can see it from the 48th floor. It is now that time for the new 1035 West Van Buren in the West Loop.

Related Midwest is bringing the apartment tower to 1035 West Van Buren Street, It’s designed by New York City firm Morris Adjmi Architects (that’s a new name to me here in Chicago) with a local assist from GREC Architects here in Chicago. It is GREC’s Greg Randall who appears on the building permit as the architect.

1035 will be a 30-story rental development with 300 units. That’s pretty darn close to averaging 10 units per floor, for those of you who were told there’d be no math today.

Related Midwest plans to have the tower open to residents before the end of 2017. Lendlease construction crews are on site, seeing to that completion goal.

One Bennett Park Caisson Work Rolls Along

One Bennett Park

An overview of caisson work at One Bennett Park.

One Bennett Park, a 69-story, 836-foot-tall residential tower coming to a Streeterville neighborhood near you, has already ripped out the park it’s to stand on (don’t worry, it will be back, bigger and better) and is well into the caisson-drilling process.

Designed by New York’s Robert A.M. Stern Architects, with a boost from executive architect GREC Architects of Chicago, One Bennett Park will have a mix of condominiums and apartments. Related Midwest, known recently for building 500 North Lake Shore Drive, and for turning OneEleven from a half-finished, recession-busted skeleton of cement and steel into a gleaming new rental tower, plans to have One Bennett Park finished in 2019. General contractor Lendlease will see to that.
