Amid foundation work, 465 North Park makes space for a tower crane

465 North Park, the Pappageorge Haymes Partners-designed, Jupiter Realty Company-developed 48-story, 444-unit apartment tower in Streeterville, received a tower crane permit from the City of Chicago on Tuesday of last week. On Tuesday of this week, Power Construction crews could be seen setting the foundation that will hold the crane in place.

The Hudson, at 750 North Hudson Avenue, topped out last week.

Onni Group, the developer and general contractor building The Hudson in River North, hit a milestone last week with the topping out of the 25-story apartment tower. The fine folks at Pappageorge Haymes Partners, the Chicago firm that designed the Hudson, tell me topping out was achieved on Thursday of last week.

When it’s done, The Hudson will have 240 one-, two-, and three-bedroom rental units and 240 parking spots (that’s a one-to-one ratio, for the math-impaired), with 10,000 square feet of retail space at ground level.

 

Alta Roosevelt begins the slow climb skyward

If you ever need up-to-the-minutes status reports on the progress of Alta Roosevelt (801 South Financial Place) in the South Loop, look no further than Alta’s own Twitter account. They’re on top of all things constructive as Walsh Construction continues to work on the future 33-story apartment tower. Designed by Pappageorge Haymes Architects for developer Wood Partners, Alta Roosevelt will sport 496 rental units, 348 parking spaces, and zero square feet of retail.

There’s a lot of work happening at ground level. Here are a few pictures of the first floor taking shape, though I can’t get as close (nor as high in the tower crane) as the Alta Twitter account.

I’m still struck by how barren a lot looks just after caisson work concludes. This is 465 North Park, once again a blank canvas.

“Life moves pretty fast” Ferris Bueller once said. “If you don’t stop and look around once in a while, you could miss it.” For instance, wait three weeks to go check on caisson progress at 465 North Park, and find out you’re too late. Yep. Life moves pretty fast.

Power Construction has begun digging a foundation, now that the heavy drilling is out of the way. They’re working on Jupiter Realty Company’s 47-story, 444-unit apartment tower at 465 North Park Drive in Streeterville. The Pappageorge Haymes design will include 11,650 square feet of retail/commercial space, and 181 parking spaces.

 

Demolition on Homer Street clears the way for Enclave Bucktown

The front door is open, but I’m pretty sure Phoenix Fastener is closed.

There are 50 row homes coming to the Bucktown neighborhood in the very near future. We know this because A. There’s a website for the upcoming Enclave Bucktown, and B. the former Phoenix Fastener building at 2501 West Homer Street is being demolished to make room for it.

Designed by Pappageorge Haymes Architects, Enclave will have 49 “upscale” row homes on the 2-acre site wedged between Homer and Cortland Streets at North Campbell Avenue. The 3- and 4-bedroom homes, being developed in a joint effort by Guardian Properties with Harlem Irving Companies, have no building permits yet, but there’s a sales trailer on the Cortland side of the project, even as KLF Excavating continues to tear down the Homer Street side.

Has the ringing in your ears subsided? Good. That’s because Walsh Construction is done pounding piles into the ground at 801 South Financial Place in the South Loop. Alta Roosevelt is now focusing on height, instead of depth.

Let’s refresh: Alta Roosevelt is a 33-story, almost-500-unit apartment tower designed by Pappageorge Haymes Partners. It’ll have a whole bunch of parking spots, tons of amenities, and no space for retail. The core is rising out of the ground now, and a full-build permit should be filed in the very near future.

They got their permit July 6th. And time is of the essence. That’s why dirt is flying every which way at 465 North Park.

Case Foundation moved equipment from 625 West Adams over to this lot two weeks ago, reassembled it all, and got to work. They’re drilling caissons for Jupiter Realty Company’s 47-story, 444-unit apartment tower at 465 North Park Drive in Streeterville. Once caissons are done, Power Construction will get to work turning the Pappageorge Haymes Partners design into reality.

625 West Adams Pours Foundation Equipment Into 465 North Park

Case Foundation made quick work of the caissons for the new office tower at 625 West Adams Street in the West Loop. So what does one do with all that equipment? Well, this is Chicago, and all those tools and toys are in high demand.

Which is why most of it poured into the construction site at 465 North Park Drive in Streeterville. That’s where Power Construction (625’s general contractor as well) has begun foundation work on the 47-story, 444-apartment tower designed by Pappageorge Haymes Partners. There, it will all be reassembled so holes can be dug and caissons can be sunk and a tower can be built.

It’s Showtime for 465 North Park.

That dirt being shoved around last month wasn’t just for fun. Yesterday, the City of Chicago filed a foundation permit for the new apartment tower at 465 North Park Drive in Streeterville. That’s right next door to the new Loews Hotel, and just across Illinois Street from the AMC River East.

Another design from Pappageorge Haymes Partners, 465 North Park will stand 47 stories tall and weigh…actually, I don’t have stats on weight. But expect 444 apartments, with 181 parking spaces. The permit says parking will be on levels one through four, an amentiy deck on the 6th floor, apartments for regular folks on 7-35, penthouse units on 38-46, and a mechanical floor at the 47th level.

Jupiter Realty Company is the developer. Power Construction has the general contractor reins. Expect to see caisson equipment start pouring into the lot any minute now.

The Hudson, 750 North Hudson Avenue, will sit on the corner of Hudson and Chicago.

The Hudson is a 25-story apartment tower at 750 North Hudson Avenue being developed by the Onni Group of Companies. Designed by Pappageorge Haymes Partners, The Hudson will have 240 one-, two-, and three-bedroom rental units and 240 parking spaces, with 10,000 square feet of retail space at ground level. Onni Group pulls double duty here by acting as its own general contractor.

If that address, 750 North Hudson, doesn’t ring bells in your head, think of The Hudson as being located at about 425 West Chicago Avenue. That’s where its most prominent facing will be, along Chicago Avenue.
