370 North Morgan demolition is underway; new residential tower coming in Q1 of 2025

Demolition is underway in the Fulton Market District on the former Fox Deluxe Foods building at 370 North Morgan. The meat & poultry wholesaler hot-footed it out to the suburbs, as have so many stalwarts of Chicago’s former meat-packing district, so developer Vista Property Group could begin construction on a new residential tower.

The single-story building will be replaced by a 32-story apartment tower containing 494 rental units. The ground floor will contain retail space, while a parking podium with 190 spaces occupies floors 2 through 4. There will be one bicycle-storage space for each unit.

Antunovich Associates is the architect for the building, and Skender, now on site with demo contractor Heneghan Wrecking, will serve as general contractor. Three permits, for excavation, caissons, and the full building, are pending on the Chicago Data Portal with Vista Property Group indicating construction will kick off in the first quarter of 2025. No indication yet about an opening date, but I think 24 months from start to completion is a decent guess.

741 North Wells gets the tower crane started

The tower crane has been planted at 741 North Wells in River North. Expect to see full assembly starting Tuesday of next week.

As caisson work continues, 741 North Wells scores its full permit for 168 apartments in River North

No, they’re not trying to uproot the Hancock Center. They’re doing caisson work at 741 North Wells.

As caisson work digs in at 741 Northttps://www.vistaprop.com/properties/741-n-wells/h Wells in River North, the final piece of the permit puzzle has fallen into place, and Vista Property Group and Skender received the full permit to build 21 stories on Thursday.

741 North Wells will be a 178-unit apartment tower. It was designed by Antunovich Associates Architects, and according to their website, will offer a mix of 70 studios, 68 one-bedroom, and 40 two-bedroom units, with “a full complement of amenities including a rooftop terrace with pool, meeting facilities, exercise area, bicycle storage, and parking for roughly 50 vehicles.” There will also be about 9.400 square feet of street-level retail space.

Adjustable Concrete Construction is assisting Skender as the concrete contractor, while Stalworth Underground is out there drilling the caissons.

609 West Randolph topped out earlier this month, but there’s still a lot of work to accomplish for Skender. As proof of that, I’ll share some photos taken May 17 and 21.

Skender tops out 609 West Randolph

That didn’t take long at all.

609 West Randolph is coming to, and staying in, the West Loop. Vista Property Group is putting up an new 15-story office building while preserving and integrating the small structure at 601 W Randolph. Skender is tasked with bringing the Antunovich Associates vision to life.
