Stuff That’s Done (in Milwaukee): 7SEVENTY7

This is the third and final entry on this blog dedicated to 7SEVENTY7, a residential tower in Milwaukee that went from a hole in the ground on my first visit, to work-in-progress construction site on my second go ’round in 2017, to a finished apartment building when I walked by early in June 2021.

Northwestern Mutual teamed up with Hines to get 7SEVENTY7 built. The Solomon Cordwell Buenz design was built by C.D. Smith Construction.

Milwaukee’s tallest residential tower upon its completion in 2018, it delivered 310 units atop a 10-story parking garage. That parking garage, boasting 1,400 spaces, might seem like a lot, but 7SEVENTY7 compliments Northwestern Mutual’s also-recently-completed office tower a block away; these parking spaces are meant to be shared with that office building and the apartments’ attached retail space.

I found one Milwaukee tower crane, and it’s building the mass timber-framed Ascent

The world’s tallest mass timber frame building is under construction in Milwaukee. That’s far more unique than having the only tower crane (that I could find) in the city, and it’s a big deal.

Ascent is one of the latest projects from Milwaukee developer New Land Enterprises. They’re putting up this 25-story, 284-foot-tall apartment tower at North Van Buren Street and East Kilbourn Avenue in the city’s New Town neighborhood. (That’s right. If you’re looking for Chicago-style pizza in Milwaukee, Edwardo’s is no longer here.) When completed next year, Ascent will deliver 259 one-, two-, and three-bedroom units.

The Milwaukee firm of Korb + Associates is the design architect. Check out their website for a bunch of great renderings.

Wandering Milwaukee: 777 North Van Buren, one year later, is 7SEVENTY7

7SEVENTY7, at 777 North Van Buren Street, rises is the heart of downtown Milwaukee.

One year ago, we reported in this very space on the large hole in the earth at the corner of North Van Buren and East Mason Streets in downtown Milwaukee. It was there that Northwestern Mutual had just started construction on a 34-story apartment tower to compliment Northwestern Mutual Tower and Commons.

Now known as 7SEVENTY7, some familiar names in the booming Chicago construction scene are involved at 777 North Van Buren Street. Hines, who just broke ground on Wolf Point East, is the developer. The design is by Chicago architecture firm Solomon Cordwell Buenz. Structural engineering is by Magnusson Klemencic Associates, which seems to be on the job in every Chicago skyscraper, including the spectacular work going on at Vista Tower. Wisconsin’s own C.D. Smith Construction is the general contractor.

The 34 stories of 7SEVENTY7 will include 8 floors of parking, 1,400 spaces, meant to be used by employees of the new office tower, residents of the new apartment tower, and the public. Units will include 303 one-, two-, and  three-bedroom apartments, plus 14 penthouse units.

A Summer 2018 opening means on next year’s visit to Summerfest, 7SEVENTY7 may well be open.

 

Northwestern Mutual goes mixed-use in Milwaukee

This is Part II of my follow-up visit to Milwaukee, and my attempt to sort out what I initially incorrectly wrote about in regards to the Northwestern Mutual development there. You’ve seen the ridiculous number of photos of the Northwestern Mutual Tower and Commons. Now you can take a look at the nowhere-near-as-far-along project at 777 North Van Buren Street.

That’s where Northwestern Mutual is building a 34-story mixed-use building to accompany the office tower immediately to its southeast. The Solomon Cordwell Buenz-designed tower will contain retail space on the first floor, along with parking that will extend through the first eight floors. (There will be a whopping total of 1,400 parking spaces, including some underground parking for residents, to be used for the retail shops as well as the office workers at the Tower and Commons.) Atop that will be 25 residential floors containing 308 “high-end” apartments and 14 penthouse units. The 34th floor will be amenity space.

C.D. Smith is the general contractor on the project, with completion expected in Spring 2018.

For now, 777 North Van Buren is barely more than a hole in the ground, but it’s a hole in the ground *with a road leading into it* and that’s enough for me.
