Sedgwick Development begins work at confusing Chicago intersection

301 West North Avenue is in the early staged of construction.

The corner of West North and North North Park, in Old Town. Come on, that’s a little awkward to say.

Regardless, Sedgwick Development (you know them from 1325 North Wells, if you’ve been keeping up with the blog) has begun the process of turning a surface parking lot at 301 West North Avenue into a 7-story residential building. As with the aforementioned North Wells project, Sedgwick is the architect, developer, and general contractor on 301 West North. It will include 69 dwelling units, ground-floor retail, and below-grade parking.

 

Soul City Church gets a permit to add on in the West Loop

Soul City Church sits at the corner of Adams Street and Racine Avenue.

Soul City Church, at 1150 West Adams Street, is ready to undertake a major expansion of its facilities in the West Loop.

Wednesday, a permit was filed for Soul City to build a three-story addition in the empty lot next door to the east, as well as make renovations to the existing church. The construction will add a multi-level auditorium, church offices, lobbies, even a roof terrace for use by the Soul City congregation.

Neighbors of the West Loop was there when plans were presented back in June and has details of what’s to come now that the permit is filed, including Soul City’s plan to share use of its new addition with the neighboring community. Focus will serve as the general contractor.

Excavation complete, DePaul School of Music has begun composing its new facility

The bass-ment has been dug, and now tuba-fours are being hammered into place, as the DePaul School of Music begins to take shape in Lincoln Park. Though the new facility will crescendo to just three stories in height, “sprawling” would be a good word to describe the footprint of this construction site. Hence the extra-long tower crane. It’s no reach to say reach is critical on this project.

 

Construction Update: Church of Jesus Christ of Latter-day Saints in Near North

The Church of Jesus Christ of Latter-day Saints Meetinghouse in Near North.

Construction is above street level at the new Church of Jesus Christ of Latter-day Saints Meetinghouse at 822 North Clark Street in Near North. The 7-story church, designed by Dixon + Associates of Utah, began construction back in May. The full building permit was filed on the first of August. McHugh Construction is the general contractor.

Construction Update: Sedgwick Development’s 1325 North Wells

1325 North Wells is new mid-rise apartment building coming to 1325 North Wells Street in Old Town. It’s being built by multi-tasker extraordinaire Sedgwick Development, which serves as architect, designer, developer, and general contractor on the project.

1325 North Wells broke ground back in March. When complete, it will provide 60 luxury 1, 2, and 3-bedroom rental units, 30 parking spots, and about 3,200 square feet of ground-level retail space. As you’ll see in the photos below, construction crews have just risen above street level.

 

Prairie Court starts going vertical in the South Loop

Prairie Court won’t rise high, but it will indeed rise.

The nine buildings that comprise 55 four-story luxury townhomes of Prairie Court from Golub & Company and Sandz Development Company have started to rise from the South Loop soil. Summit Design + Build got started on the project after permits were filed back in March. The townhomes will vary in size from 2,800 to 4,500 square feet, in 3 or 4-bedroom configurations. Completion will occur in stages, with overall construction lasting about 30 months.

Progress continues in the Fulton Market District on the new Blue Plate Catering facility.

Way off in the outer reaches of the Fulton Market District, Blue Plate Catering continues working on a recipe for its new facility. The caterer is leaving the current site at 1061 West Van Buren once construction has wrapped up on the three-story project that will house its corporate offices, the catering kitchen, and a commercial commissary. The design is by Jonathan Splitt Architects. 41 North Contractors of Lisle, IL is the general contractor.

Could Blue Plate be getting new neighbors just across Fulton Street? It’s already being built right next to Fulton West, and Wednesday morning, Ryan Ori of Crain’s Chicago Business reported that a new 18-story, 300-unit apartment building is proposed for 1375 West Fulton. Stay tuned. This quiet section of the far West Loop is no longer so quiet.

Construction Update: Fulton West adds glass

Fulton West, now with windows installed.

Fulton West, the nine-story, 290,00-square-foot office building from Sterling Bay, has reached another milestone in the West Loop. And since it’s also reached its full height, that means the tower crane’s days at 1330 West Fulton are numbered.

Leopardo Construction crews have been installing glass along the south facing of the part renovation, part new construction project. Designed by Gensler, the development will include 600 parking spots, plus 20,000 square feet of green space. Sterling Bay plans to have Fulton West open in Spring 2017.

As the Cubs enter the Playoffs, Hotel Zachary preps for its inaugural season

There’s a buzz in Wrigleyville these days, and it isn’t all about the Cubs steamrolling their way into the post-season. No, a lot of that excitement is coming from large power tools.

It’s still early in the construction season around Wrigley Field, with a number of projects ongoing. One of those is the recently-named Hotel Zachary. Under development by Hickory Street Capital, the Hotel Zachary will be a 7-story, mixed-use facility with 175 guest rooms, retail space, and several restaurants. Most importantly, it will include a replacement McDonald’s for the one torn down on Clark Street to make room for the new digs. The project is a design by VOA Associates, and Walsh Construction is the general contractor. Mints should be on pillows, and special sauce should be on Big Macs, early in 2018.

With a focus on bringing the amazing and delectable cuisines of Chicago all under one roof, Hickory Street Capital is partnering with One Off Hospitality, 4 Star Restaurant Group, Folkart Restaurant Management and West Town Bakery to provide a one-of-a-kind tasting experience for guests and locals, alike. The building will also be home to a Wintrust Bank and McDonald’s retail location.

Bundling bricks after a Grand demolition

Pallets of used bricks await removal from the now-vacant lot at 708-712 West Grand. Then construction will begin anew.

You remember the 700 block of West Grand Avenue, don’t you? That’s where three buildings were permitted for demolition back in July to make way for 710 Grand, a new 9-story apartment building by Brininstool + Lynch.

Well, there isn’t much left of said buildings, save for a large hole filled with palletized used bricks. Out with the old, in with the new. New, as in Wicker Park Apartments‘ 105 apartments, 45 parking spots, and 5,000 square feet of retail space slated for 710 West Grand Avenue.
